What is a CMA? When working with sellers to determine a listing price or with buyers to check value before offers to purchase, a real estate agent does what is known as a comparative market analysis or CMA by going to property records of currently listed, pending, and recently sold properties that are similar to the subject property and in the same area.
The real estate agent then will adjust for feature differences to estimate the value of subject property. |
This would allow an assessment of the current competition and might lead to an increase or decrease in the estimate based on the sold properties.
Although reports can vary on the length and complexity, standard comparative market analysis reports contain the following data: Active listings, pending listings, sold listings, off-market / withdrawn / canceled listings, similar square footage, similar age of construction, similar amenities/upgrades, condition, and location. |
